Rules and Regulations - Rental Agreement

 

 

Each condo we manage represents a substantial financial investment by its owner.  We take our responsibility to maintain this owner’s property very seriously.  PLEASE maintain and respect this condominium and its furnishings.

 

Please read and familiarize all members of your party with the following Rules:

 

AMENITIES

 

The Sunset Harbor Condominiums (The Palms) and The Sunset Harbour Villas are two separate privately owned distinct entities.  Each community has its own unique amenities and guests are allowed to use only those amenities associated with the property in which they have reservations.

 

BALCONIES and PATIOS

 

No towels, swimsuits or other personal effects are to be hung across railings of patios or balconies.

 

DISORDERLY CONDUCT

 

Public Intoxication, loud and disorderly conduct or activity of any illegal nature will not be tolerated.

 

FIRE CODES

 

Fire codes prohibit the use of personal grills on patios or balconies.  Each community has designated grilling areas with grills provided.  Fire codes require that all walkways and balconies be kept free of bicycles, shoes or other items that could impede an Emergency evacuation.  Smoke detectors in condos should not be disabled.

 

FISHING PIER

 

The fishing pier located behind the Sunset Harbor Condominiums (The Palms) is for use by residents and guests of that community only.  Guests with reservations at Sunset Harbour Villas are not permitted to use this pier unless invited and accompanied by a resident or guest of Sunset Harbor Condominiums (The Palms).  The fishing pier is private property and subject to trespassing laws.  Guests using the pier are reminded to observe all posted rules.

 

INTERNET

 

Internet service is available in select condos. Guests needing periodic internet service are welcome to use the wireless Internet access provided in the offices of Kilgore Realty, LLC during office hours.

 

LAUNDRY

 

Guests with reservations in condos that are one bedroom or larger have laundry equipment in their condo.  Guests with reservations in Studio size condos will find a coin operated laundry facility in the pool area of The Palms community.

 

LINENS

 

Bed and Bath linens are provided.  Each condo regardless of size is equipped with 6 bath towels, 6 wash clothes, 2 hand towels and 2 kitchen towels.  All linens are inventoried at the conclusion of a guests visit.  Guests are responsible for any missing or soiled linens that cannot be cleaned.  Replacement expense will be billed to guest’s credit card.

 

MAID SERVICE

 

Daily maid service is not provided.  Guests are responsible for maintaining their linens and condo conditions during their visit.  Guests who have left condos in excessively dirty condition will have an additional charge for cleaning billed to their credit card.

 

NO SMOKING

 

Smoking is only permitted on balconies or patios.  Smoking is NOT allowed inside of condos.  Any violation will result in charges billed to guest’s credit card.

 

NOISE

 

All noise levels are to be reduced to respectable levels after 11:00PM.

 

PETS

 

No Pets are allowed.  Violation will result in guest eviction and fines billed to guest’s credit card.

 

SWIMMING POOLS

 

Each community has it own swimming pool.  Guests should only use the pool associated with the community in which they have reservations.  The pool associated with Sunset Harbor Condominiums (The Palms) is rectangular in shape and is located beside Building 1 of Sunset Harbour Villas.  The pool associated with Sunset Harbour Villas is hour glass in shape and is located behind Building 4 of the Villas.  Each pool is open from 9:00AM – 11:00 PM.  There are no life guards; swimming is at guests own discretion.  No glass or metal items are permitted in the pool area for reasons of safety.  All children should be accompanied by a parent or legal guardian.  Obey all posted rules.

 

TRASH

 

Guests must empty trash daily.  No trash is to be left outside of the condo on walkways.  A dumpster is provided in the parking lot for each community.  Violation will result in fines billed to guest’s credit card.

 


Any guest found in violation of any of these rules is subject to expulsion from the property and fines.

 

DEPARTURE and CHECKOUT

 

Check out time is on or before 10:00 AM


In order to prepare condos for arriving guests we need your help in checking out promptly by 10 AM on the morning of your departure.  Late checkouts require pre-approval by Kilgore Realty, LLC.  Guests not checking out by 10:00 AM are subject to additional charges billed to their credit card.

 

PLEASE  EMPTY YOUR TRASH AND START YOUR DISHWASHER BEFORE LEAVING.
